The Delegation of the European Union to Mongolia is searching for a property to be leased or purchased, to be used as the official residence of its ambassador.
This property should meet the European Union's requirements, concerning quality of construction, space, security and location. It should ideally comprise a lot with a stand-alone building located at a minimum distance of 15m (ideally 20m) from the perimeter of the lot, in particular from neighbouring streets and surrounded by a boundary wall. The premises' surface area should be between 450 and 600 m² and should consist of a maximum of 2 floors.
The property should be situated in a residential district. Its location should be easily accessible and consistent with the needs of representation and visibility of an important diplomatic mission. The property should be easily accessible for disabled people.
The property should offer a clear separation between the representation and the private area. As venue for official representation, the residence needs to have facilities which allow the invitation of large group. The private area should provide all facilities that allow a normal family life for a couple with children.
The representation area should have the following rooms: entrance hall and reception sufficient for official receptions of at least 50 guests, with cloakroom, a dining room able to seat at least 14 people close to a professional kitchen, separate male and female toilets and toilet for handicapped people. Within the representation area, a guest room with a bathroom would be an asset. Storage area and pantry would also be an asset.
The private accommodation, separated from the reception area should have the following rooms: a master bedroom, two to three bedrooms for children and/or dependents, sufficient bathrooms, a family room, an office, a small kitchen for a family. Cellars and storage areas would also be an asset.
A minimum 2 heated parking slots should be available within the perimeter boundary of the compound.
The property must be compliant with all local building standards and regulations, in particular in terms of occupational health & safety, fire prevention and anti-seismic construction codes. Compliance with EU standards or other international standards is a valuable asset. The overall quality of finishing as well as the technical and mechanical equipment facilities should be in line with EU or international standards.
The property should be available for occupation, after construction or fitting-out works completion, during the second semester 2022 at the latest. In case of an existing property, after fitting-out works completion, during the second semester 2021 at the latest.
