We require office space with a gross area of 1.000 - 1.200 m² that will be fitted-out by the landlord/vendor in accordance with the instructions by the Delegation.
We are interested in property located in the following districts:
The offices should be fully accessible. Therefore, we are not interested in cul-de-sac/dead end streets or other similar locations with restricted access.
The building should be presented to a high standard with an appropriate representative image for a diplomatic mission. It should be ideally located close to other embassies and local ministries. Access to public transport should be within a 10 minutes' walk. The location should not be in direct vicinity of restaurants, shops, hotels, casinos and at crowded public places.
The proposed office space should be suitable for hosting about 35 members of staff in individual offices as well as in shared offices and in open spaces. It should also allow providing 4 meeting rooms, including a large conference room suited for approximately 40 people, archive spaces, storage rooms, server room, kitchenette and lavatories.
We require approximately 12 dedicated parking spaces within the boundary of the building.
The surface of 1.000 - 1.200 m² should also include corridors, entrance hall, reception area, internal staircases. Sufficient natural light is a pre-requisite for the offices; rooms without windows can only be used for archiving, photocopying or storage. Parking spaces and areas entirely dedicated to technical equipment are not to be included in the overall surface calculation.
The office space must be compliant with all local building standards and regulations, in particular in terms of occupational health & safety, fire prevention and anti-seismic construction codes. Compliance with EU standards or other international standards is an asset. The overall quality of the finish as well as the technical and mechanical equipment facilities should be in line with EU or international standards. Energy-efficient, "green buildings" will be considered with preference.
The office space should be available for occupation, after fitting-out works completion, at the latest on 1st May 2018.
